The 28-day clock - what the law actually says

If the property is rented and the report is unsatisfactory, the rules are strict and dated:

  • 28 days to do the work. C1 and C2 faults (and any FI items) must be put right within 28 days of the inspection - or sooner if the report sets an earlier date
  • Written confirmation. Once the work is done, the landlord needs written confirmation from a qualified person that it meets the standard, and must give it to the tenant within 28 days of the work finishing - and to the council if they asked for it
  • Real fines. Councils can fine landlords up to £40,000 per breach - the maximum rose from £30,000 with effect from 1 May 2026, and the rules now extend to the social rented sector. The council can also arrange the work itself and bill you

None of that is meant to scare you. It is meant to show why "we will get round to it" is not a plan. Send the report over today and the clock stops being a problem.

Your codes, decoded

The report lists every problem with a code. Only some of them make it a fail:

  • C1 - danger present. A live risk of injury, right now. It should have been made safe on the day it was found. If your tester left it live, call us today - that is not acceptable and we will deal with it first
  • C2 - potentially dangerous. The main reason reports fail. Must be fixed for the installation to be signed off as safe
  • FI - further investigation. Something the tester could not prove safe. It counts as a fail until it is investigated and resolved
  • C3 - improvement recommended. Not a fail. A sensible upgrade, entirely your choice. Nobody should pressure you into C3 work to "pass"

Why the £99 testers leave you stranded

Bournemouth is full of bargain EICR offers. Plenty of them are fine at testing. The problem starts the moment the report fails:

  • We make it safe before we leave. Isolating the circuit, disconnecting the faulty accessory, whatever removes the risk that day. It is included in the fixed price, not a return visit
  • The report still tells the whole truth. A C1 must be recorded even once the danger is gone, so we record it - with exactly what we did about it. Honest paperwork and a safe installation, not one at the expense of the other

It is a fair question. Our name says rewires, and remedial work is where padded quotes live. Here is why ours are not:

  • The quote follows the report's own codes. Every line in our quote maps to a numbered observation on the EICR. Nothing appears from nowhere
  • C3 is always marked optional. Improvements are your choice. We will never dress a recommendation up as a requirement
  • A rewire is rarely the answer. Most failed reports need a handful of fixes or a new consumer unit, not a rewire. If yours is one of the rare ones that does, we will show you exactly why, in writing
  • The work is yours to place. Take our quote to any electrician you like. We are happy to quote it, never pushy about winning it

Can you fix a failed EICR that another company did?

How long do landlords have to fix a failed EICR?
