What an EICR is
EICR stands for Electrical Installation Condition Report. It is a thorough check of the fixed wiring in a property. That means the consumer unit (the fuse board), the circuits behind the walls, the sockets and switches, and the earthing and bonding that keep you safe.
We inspect and test the installation, then write a report. The report says one of two things: satisfactory or unsatisfactory. It also lists anything that needs putting right, with a clear code against each item. Think of it as an MOT for your home's electrics - but far less often than your car. For a home you own, we would recommend one about every 10 years. A rented home needs one every 5 years by law. It is written to the national wiring standard, BS7671.
What we check
An EICR is not a quick look round. It is a full inspection and a set of instrument tests against BS7671. Here is what we go through:
- The consumer unit (fuse board) - its type, condition, and whether it still meets today's safety standards
- Every final circuit - the lighting, the sockets, the cooker, the shower, and any dedicated circuits
- Socket outlets and accessories - checked for damage, wear, overheating and correct wiring
- Earthing and bonding - the main earth plus the supplementary bonding to gas and water pipes, so a fault has a safe path to ground
- RCD and RCBO protection - the trip devices that cut the power in a fraction of a second if there is an earth fault, tested for correct operation
- The protective devices - the fuses and breakers, checked that each one is the right rating for the circuit it protects
- The condition of the cabling - for age, damage, overheating, and old insulation that has gone brittle
We do it in three stages:
- Visual inspection. We look over the whole installation for obvious damage, poor work and anything unsafe
- Dead testing. With the power off, we test the cables and connections with instruments to prove they are sound
- Live testing. With the power back on, we test the RCDs and check the supply is earthed correctly
Who needs one
- Landlords - it is the law. Private landlords in England must have a valid EICR for each rented home, renewed at least every 5 years - or sooner if the report says so. The rules have required a report on all existing tenancies since 1 April 2021
- HMO landlords - a house in multiple occupation needs a 5-year EICR too. This has been the law for HMOs since 2006, and a valid report is a standard condition of your council licence
- Airbnb and holiday lets - the landlord 5-year law does not cover short-term lets. But you still have a legal duty to keep the electrics safe, and most insurers want a valid EICR. We would recommend one every 5 years
- Letting agents - if you manage property in the BH postcodes, we handle the report and any remedial work for you, and send the paperwork straight over
- Home buyers and sellers - peace of mind before money changes hands, and a clear picture of any work the wiring needs
- Older properties - homes with pre-2000s wiring often have an old board with no modern shock protection. An EICR tells you where you stand

- Anyone deciding on work - it tells you whether you need a new consumer unit, a rewire, or nothing at all

Search "EICR Bournemouth" and you will see a wall of national websites baiting you with a headline price. Here is what usually happens next.
- The bait price is not the real price. That "from £99" headline covers the smallest flat on the best day. The number climbs once they know your property

What happens on the day
An EICR is low fuss. You do not need to clear the house or take a day off.
- How long it takes. A one-bed flat is usually a couple of hours. A typical house is about half a day. A larger home takes longer, as there is more to test. We give you a realistic time when you book
- The power goes off in parts. Some of the testing has to be done with circuits dead, so the electrics will be off for stretches while we work
- Access we need. A clear path to the fuse board, and reasonable access to the sockets and switches. We test every circuit from the board, then physically check a sample of the sockets and switches - so you do not need to clear the whole house. If one or two are hidden behind heavy furniture, that is fine
- Very little prep from you. Have any alarm codes, keys or loft-hatch access ready, and that is about it
- Minimal disruption. We work tidily, keep you posted, and leave the place as we found it
Satisfactory vs unsatisfactory
Every EICR ends with one clear verdict, so there is no guessing.
- Satisfactory. The installation is safe for continued use. You get your report and you are done. There may still be a few C3 notes - sensible upgrades, but not failures
- Unsatisfactory. Something needs putting right before the installation can be signed off as safe. Any C1 or any C2 makes the report unsatisfactory
An unsatisfactory result is not a disaster. It just means there is remedial work to do. We tell you exactly what, why it matters, and what it costs - in writing.
What the codes mean
- C1 - danger present. A risk of injury. We make it safe straight away
- C2 - potentially dangerous. Needs fixing soon. A C2 makes the report unsatisfactory
- C3 - improvement recommended. Not a fail, just a sensible upgrade
- FI - further investigation needed to be sure

What happens after
If the report is satisfactory, you get your certificate and you are done. What is the difference between an EICR and a PAT test?
An EICR checks the fixed wiring - the fuse board, the circuits, the sockets and the earthing. A PAT test checks plug-in appliances, like a kettle or a lamp. They are two separate things. Landlord law is about the fixed wiring, so it is the EICR you need.
How long is an EICR valid for?
It depends on the property. For a home you live in, about 10 years is the usual guidance. For a rented home it is every 5 years by law, or sooner if the report sets an earlier date. The report always states the next date.
Do I need to be there?
No, as long as we can get in and reach the fuse board and the sockets. Many landlords and agents just leave a key. If you want to be there, that is fine too.
Will you turn the power off?
Yes, for parts of the test. Some checks have to be done with the circuits dead, so the power will be off for stretches while we work. We keep it to a minimum and let you know before each one.
