• Old Town and the Quay. Georgian and Victorian cottages with wiring that has been extended decade after decade. We regularly find old rubber or fabric-covered cable, no earth on the lighting, and boards with no modern shock protection. An EICR tells you exactly where yours stands
• Parkstone and Branksome semis. Solid 1930s-1960s houses, often on their second or third partial rewire. The usual finds are mixed cable generations, borrowed neutrals and DIY additions from previous owners
• Sandbanks, Lilliput and Canford Cliffs flats. Apartment living means shared supplies, management companies and access fobs - we handle the freeholder paperwork and can inspect several flats in one visit
• Hamworthy and Oakdale rentals. A big chunk of Poole's private rental stock. Landlord EICRs, HMO licence renewals and the remedial work, all from one local electrician

Who needs one in Poole

• Landlords - it is the law. Private landlords in England must have a valid EICR for each rented home, renewed at least every 5 years. The rules have covered all existing tenancies since 1 April 2021
• HMO licence holders - Poole's HMOs are licensed by BCP Council, and a valid EICR is a standard licence condition. We test, fix and provide the evidence the council wants
• Holiday-let owners - the harbour, the beaches and the Quay make Poole a holiday-let hotspot. The landlord 5-year law does not cover short lets, but your duty to keep guests safe does, and most insurers want a valid EICR. We recommend one every 5 years

What we check

An EICR is a full inspection and instrument test against BS7671, the national wiring standard - not a quick look round:

• The consumer unit (fuse board) - type, condition, and whether it still meets today's safety standards
• Every circuit - lighting, sockets, cooker, shower and any dedicated circuits, tested from the board
• Earthing and bonding - the safe path to ground, including the bonding to gas and water pipes
• RCD protection - the trip devices that cut power in a fraction of a second, tested for real
• The cabling itself - age, damage, overheating, and the brittle old insulation Poole's older homes love to hide

What happens on the day

• Time. A one-bed flat is a couple of hours; a typical house about half a day. We give you a realistic slot when you book
• Power. Some tests need circuits dead, so the power goes off in stretches. We keep it short and warn you first
• Access. A clear path to the fuse board and reasonable access to sockets. Landlords and agents can just leave a key - flats need the fob sorted, which we arrange with the agent
• Tenants. We book around them, turn up when we say, and leave the place as we found it

Verdicts and codes, in plain English

Every report ends satisfactory or unsatisfactory. Any C1 (danger now) or C2 (potentially dangerous) makes it unsatisfactory; C3 items are recommendations, not failures, and nobody should pressure you into them to "pass". If your report does fail, we quote every coded item in writing - and our remedial work service can have the faults fixed and certified well inside the landlord 28-day window. If we do the remedial work, the re-test within 30 days is free.

Made safe on the day - our C1 promise

This is where we differ from a test-and-run outfit. If we find a C1 - a danger live in your property right now - we do not photograph it, write it up and drive away.

• We make it safe before we leave. Isolating the circuit, disconnecting the faulty accessory, whatever removes the risk that day. You are never left living with a known danger while you arrange quotes
• It is included, not a return visit. Making safe is part of your fixed EICR price. No second call-out, no emergency rate, no invoice you did not expect
• The report still tells the whole truth. The rules are clear that a C1 must be recorded even once the danger has been removed, so we record it - along with exactly what we did about it on the day. You get an honest document and a safe installation, not one at the expense of the other
• You get told straight away. A C1 means we tell you on the spot and confirm it in writing immediately, not three days later when the report lands

Any permanent repair after that is quoted in writing and yours to place with whoever you like. Making it safe is not a sales lever - it is just the job.

We rewire houses. So can you trust our EICR?

It is a fair question. Our name says rewires, and you might wonder if we would fail your EICR just to sell one. Here is why we will not.

• Same price, pass or fail. Your EICR is a fixed price set by your circuit count. We are paid the same either way, so we gain nothing by finding faults that are not there
• Every issue is photographed and coded. Anything we mark down is logged against its BS 7671 code (C1, C2, C3 or FI) with a photo. You see the evidence, not just our word for it
• A rewire is rarely the answer. Most homes pass, or need a small fix or a new consumer unit, not a full rewire. If yours is fine, we say so in writing. We would rather earn your trust than oversell you
• The remedial work is yours to place. If something does need putting right, you are free to take that work to any electrician. We are happy to quote it, never pushy about winning it
