If you are a landlord or you manage property here, most of what you need from an electrician is legal rather than optional.

  • Every rented home needs a valid EICR, renewed at least every five years, and a copy to the tenant. That has been the law for all tenancies in England since April 2021.
  • Anything found at C1 or C2 must be put right within 28 days of the report, or sooner if the report says so, with written confirmation to the tenant and the council if they ask.
  • Licensed HMOs get inspected on it. The certificate is one of the first things asked for, and an expired one holds up a licence.

What a 1980s conversion actually looks like inside

The single most common Bournemouth job. A large Victorian or Edwardian house near the centre, in Boscombe, Winton or Springbourne, split into flats decades ago and barely touched since.

  • One original supply feeding everything. The split was done cheaply, so flats share circuits they should not, and nobody is quite sure which board owns what.
  • Landlord supply nobody can identify. Hall lights, the stair light, the outside light and sometimes a boiler, all fed from whichever flat had a spare way going.
  • Fire alarm and emergency lighting bolted on later, often onto a circuit that can be switched off from inside a flat.

If the wiring is sound and only the fusebox is dated, you may not need a full rewire at all - just a new consumer unit. An EICR tells you which it is.
